Meet the Managing Partner: James Long

“Investing isn’t about the property first—it’s about knowing who you’re investing with.”

Why Investors Partner With James Long:

Trust isn’t claimed—it’s earned. When James first shared his investment vision with friends, family, and long-standing business relationships, 43 high-net-worth investors committed in less than six hours. That response wasn’t driven by hype or a single opportunity—it was the result of years of proven execution, integrity, and follow-through.

James is known for disciplined preparation and relentless execution. Every assumption is stress-tested, every number scrutinized, and every process documented and executed with precision. In industries where margins are thin and mistakes are unforgiving, this approach isn’t optional—it’s essential.

Built on a Foundation of Construction & Execution

James was born into the commercial window and door industry and learned the business from the ground up. While earning a degree in Construction Management, he worked hands-on in the field and later spent nine years managing large commercial projects—overseeing budgets, schedules, teams, and risk in one of the most demanding environments in construction.

That experience shaped his disciplined, data-driven approach to business and investing.

Entrepreneurial Leadership: Long Glazing & Doors

In 2015, James founded Long Glazing & Doors (LGD), now one of Southern California’s leading commercial window and door contractors. The firm partners with top-tier general contractors such as Turner Construction, Balfour Beatty, and Sundt Construction on complex projects including San Diego International Airport, the San Diego Zoo, universities, hotels, and large-scale commercial developments.

Operating in a thin-margin industry where precision determines survival, James built LGD around advanced fabrication technology, structured project management systems, and real-time financial tracking. This operational discipline allows the company to manage risk, maintain tight budgets, and execute complex projects with consistency — turning efficiency into a competitive advantage.

Real Estate, Innovation & Strategic Growth

In 2020, James expanded into real estate ownership by developing a commercial industrial building in El Cajon and leasing it back to his operating company—combining operational efficiency with long-term asset ownership.

In 2023, when a neighboring building became available, he identified an underserved opportunity in youth sports training. He launched The Clubhouse Diamond Training Facilities, a fully automated training center designed to operate with mobile access control and online booking. James personally led the facility’s design, build-out, branding, and launch. The Clubhouse quickly gained traction, building a waitlist of over 400 members and reaching full operation within months. In May 2024, the business was successfully sold following strong acquisition interest.

Why Multifamily Real Estate?

James approaches multifamily investing with the same rigor he brings to construction and operations. After extensive education, mentorship, and continuous underwriting, he committed to acquiring high-quality multifamily assets that meet strict, conservative criteria.

He evaluates dozens of opportunities to find a single deal that truly makes sense—prioritizing cash flow, risk management, and long-term fundamentals. Investor communications and reporting are managed through professional platforms to ensure transparency and organization at every stage.

James doesn’t think in individual deals—he thinks in decades.

10-Year Goal: 10,000 multifamily units

Investors partner with James not for quick wins, but because they trust the person leading the journey. Trust is the foundation of investing. Relationships are the real asset.
